           For the last couple of years we have been working with a prolific industrial warehouse builder, assisting with their SEQ projects and obtaining the required development approvals. The most recent project is a 4,500m2 warehouse in Heathwood. Approval was triggered due to various environmental overlays under the BCC City Plan. However, with a clear design intent, supporting specialist reports and a thorough development application, a successful approval was obtained. The owner is now proceeding to construction and we look forward to seeing this high quality project move through to completion.

           Michel Group Services were engaged to obtain approval for additional facilities at an existing stable within the Bundall Equestrian Precinct. The facilities included a horse treadmill, covered horse walker, new roof structure and replacement of existing roof structures. Approvals were triggered due to non-compliant setbacks and site coverage. Working closely with Council and with the provision of landscaping resulted in a quick turn-around on the approval, allowing the owner to proceed with construction.

           Michel Group Services were engaged by a long-term repeat client to assist in obtaining development approval for a large-scale commercial development on their Highland Park site. With site complications including access and slope, this was a complicated project that required a collaborative approach with our architect and team of project consultants to achieve a great result that met the clients brief and was acceptable to Council. Our involvement included detail site survey, town planning and project coordination. With over 7,800m2 of floor area and uses including showrooms, shops, offices and food and drink outlet, this will be a great project for the local area and we look forward to seeing it proceed to construction in the coming months.

           Following completion of construction on a dual occupancy in Miami, Michel Group Services were asked to assist in strata titling the two units. Our works included draft survey plans and associated documents to enable off the plan sales, preparation of final survey plans as well as coordination works and plan sealing to achieve separate titles. Was a great project to be involved in and a successful outcome for the owner.

      <title>Southport Dual Occupancy</title>

           Michel Group Services were approached by a repeat client with an interesting site for a dual occupancy development in Southport in close proximity to TSS. The site was within the Low Density Residential Zone with a mapped residential density of 1 dwelling per 400m2. The residential density mapping meant that the locational test required by the City Plan for dual occupancies could be met, which left us with the issue of 2 dwellings on a 521m2 site (well outside of the mapped density). With a great design outcome and a detailed and thorough development application, we managed to obtain approval for the clients desired dual occupancy development including roof terraces to take advantage of prevailing views. We look forward to seeing this project being built in the year ahead.

      <title>Oxenford Subdivision</title>

           We were approached by the owner of a site at Oxenford that was zoned Rural Residential but only 2,445m2 in area. They hoped to subdivide it into 2 lots noting there were 2 dwellings on the site. They had tried unsuccessfully for many years to gain approval for subdivision as the site was well below the minimum lot sizes for the zone. Noting this seemed like a common sense outcome and the site circumstances were unique, we undertook some initial research, held discussions with Council and proceeded to lodge a development application with justification as to why the project should be approved. Approval was granted and we have since been engaged to complete the subdivision survey and survey plan and also coordinate works to act on the approval. We look forward to seeing this difficult project come to fruition for the owner.

           A returning client approached MGS to achieve a subdivision approval for a difficult site at a premium location in Tallai. The project required multiple approvals from both the State and Council, including first completing a boundary realignment into State land, and then pushing to achieve impact assessable lots sizes on steep land. Once the development permit was obtained, we continued works through to registration of the new titles including survey and project coordination (i.e. MGS were a one stop shop for town planning, surveying and project coordination). While a challenging project, through our expertise and experience, we were able to achieve our client’s goal and complete the subdivision of the site successfully.

The site width necessitated extending the upper level out over the driveway, a popular design solution on narrow sites to ensure efficient use of the site. The units had 2 bedrooms, a bathroom and garage on the ground floor and a master bedroom, ensuite and open plan living areas on the upper level along with generous balconies. The finished product looks great and is a credit to the developer and their construction team.

           A returning client approached MGS to achieve a subdivision approval for a difficult site at a premium location in Tallai. The project required multiple approvals from both the State and Council, including first completing a boundary realignment into State land, and then pushing to achieve impact assessable lots sizes on steep land. Once the development permit was obtained, we continued works through to registration of the new titles including survey and project coordination (i.e. MGS were a one stop shop for town planning, surveying and project coordination). While a challenging project, through our expertise and experience, we were able to achieve our client’s goal and complete the subdivision of the site successfully.

           Michel Group Services were engaged by a repeat client to assist in development of a 51 lot residential estate at Childers including both town planning and survey works. Our involvement included advice prior to site acquisition, preparation of layouts, detail survey of the site, coordination of the project team, obtaining development approval, coordination works during construction stage, titling and as-constructed surveys and coordination works through to registration of the new lots. Stage 1 is complete and sold out and Stage 2 is close to registration with strong sales. A great project to be involved in and a great outcome delivered on the ground. We have other projects in this area which we will update on soon.

Obtaining approval for this 4,500m2 factory required coordination with a team of consultants and the project architect and ongoing liaison with Council to achieve the clients desired outcome. In this instance access restrictions by Council complicated the clients brief however in consultation with the team we managed to develop solutions and present arguments that resulted in a successful outcome. Construction is well advanced with the project due for completion very soon.

      <title>Post-Cyclone-Alfred Hydrographic Surveys</title>

           Michel Group Services was engaged post-cyclone Alfred to complete various hydrographic surveys of the seabed from the back of the dunes to RL=-15AHD.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This involved beach walkers with GPS and the PWC and Boat both being equipped with sounders and GPS.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Works are undertaken on known transect lines to enable comparisons with previous data, and to assist with directions for future sand pumping .
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           With 8-10 personnel involved in the field survey all at the same time, it is a large project that requires efficiency and planning to complete in the available weather window.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

           For this site in Paradise Point, we provided our services to a client for a popular emerging development trend occurring in medium density zoned areas. Instead of opting for a standard duplex development, our clients are pursuing a more desirable development, being 2 x dwellings on 2 x freehold allotments. We carried out a successful development application, obtaining the combined development approval, and were able assist our client in the plan sealing process so that separate land titles could be created for separate lot sales. Said client is a return customer, which we look forward to working with again.

           10 Dwellings at Labrador

           A repeat client of our approached Michel Group Services to assist in the development of 5 adjoining parcels of land in Labrador. The planned development was to construct five duplexes on the allotments for a total of 10 dwellings. Michel Group Services provided initial town planning advice, undertook detail surveys prior to building design and prepared and lodged the required development applications and pushed the applications through to approval. Post development approval Michel Group Services assisted in project coordination, undertook setout surveys, completed strata titling works including survey plans, exclusive use plans and service location diagrams and facilitated plan sealing through Council. This was an exciting project to be involved in and was great to see a high quality outcome at the end of the project and a much improved built form for the local area.

           Pimpama is a fast growing and busy suburb of the Gold Coast and Michel Group Services have been working on a townhouse project there since its inception including due diligence and initial development advice, detail survey to facilitate building design, being lead consultant for the development application phase and successfully obtaining development approval. Post approval we also undertook several amendments to the approval to achieve a more modern design aesthetic and an improved layout to meet market demand. This post approval work also identified the opportunity to achieve an additional two units and we successfully updated the development approval to a total of 71 units. Post construction we were project surveyor including bulk earthworks and construction setout, as-constructed surveys and ADAC files for the civil works and cadastral surveys for strata titling. Our town planning team also undertook a coordination role and were lead consultant for the plan sealing process for all stages of the project. This was a project undertaken over several years for a repeat client who we look forward to working with on future projects.

           Following Council’s recently implemented amendments to the City Plan allowing for the subdivision of Low Density Residential Lots down to 400m2 where on a corner site, Michel Group Services Town Planning section successfully obtained an approval for the subdivision of this 1,238m2 corner allotment into 3 new lots. Michel Group Services Survey section were engaged to provide surveying services including set-out of civil works, as-constructed survey of completed works including preparation of ADAC files and the cadastral survey of the new lots. These types of projects present a good opportunity for development in the otherwise restrictive Low Density Residential Zone.
