For the last couple of years we have been working with a prolific industrial warehouse builder, assisting with their SEQ projects and obtaining the required development approvals. The most recent project is a 4,500m2 warehouse in Heathwood. Approval was triggered due to various environmental overlays under the BCC City Plan. However, with a clear design intent, supporting specialist reports and a thorough development application, a successful approval was obtained. The owner is now proceeding to construction and we look forward to seeing this high quality project move through to completion.

Michel Group Services were engaged to obtain approval for additional facilities at an existing stable within the Bundall Equestrian Precinct. The facilities included a horse treadmill, covered horse walker, new roof structure and replacement of existing roof structures. Approvals were triggered due to non-compliant setbacks and site coverage. Working closely with Council and with the provision of landscaping resulted in a quick turn-around on the approval, allowing the owner to proceed with construction.

Michel Group Services involvement included initial detail survey, town planning works to obtain the subdivision approval, coordination works to act on the approval and satisfy the conditions, plan sealing and completion of final titling surveys. Michel Group Services were engaged by a long-term repeat client to assist in obtaining development approval for a large-scale commercial development on their Highland Park site. With site complications including access and slope, this was a complicated project that required a collaborative approach with our architect and team of project consultants to achieve a great result that met the clients brief and was acceptable to Council. Our involvement included detail site survey, town planning and project coordination. With over 7,800m2 of floor area and uses including showrooms, shops, offices and food and drink outlet, this will be a great project for the local area and we look forward to seeing it proceed to construction in the coming months.

Following completion of construction on a dual occupancy in Miami, Michel Group Services were asked to assist in strata titling the two units. Our works included draft survey plans and associated documents to enable off the plan sales, preparation of final survey plans as well as coordination works and plan sealing to achieve separate titles. Was a great project to be involved in and a successful outcome for the owner.

Michel Group Services were approached by a repeat client with an interesting site for a dual occupancy development in Southport in close proximity to TSS. The site was within the Low Density Residential Zone with a mapped residential density of 1 dwelling per 400m2. The residential density mapping meant that the locational test required by the City Plan for dual occupancies could be met, which left us with the issue of 2 dwellings on a 521m2 site (well outside of the mapped density). With a great design outcome and a detailed and thorough development application, we managed to obtain approval for the clients desired dual occupancy development including roof terraces to take advantage of prevailing views. We look forward to seeing this project being built in the year ahead.

We were approached by the owner of a site at Oxenford that was zoned Rural Residential but only 2,445m2 in area. They hoped to subdivide it into 2 lots noting there were 2 dwellings on the site. They had tried unsuccessfully for many years to gain approval for subdivision as the site was well below the minimum lot sizes for the zone. Noting this seemed like a common sense outcome and the site circumstances were unique, we undertook some initial research, held discussions with Council and proceeded to lodge a development application with justification as to why the project should be approved. Approval was granted and we have since been engaged to complete the subdivision survey and survey plan and also coordinate works to act on the approval. We look forward to seeing this difficult project come to fruition for the owner.

A returning client approached MGS to achieve a subdivision approval for a difficult site at a premium location in Tallai. The project required multiple approvals from both the State and Council, including first completing a boundary realignment into State land, and then pushing to achieve impact assessable lots sizes on steep land. Once the development permit was obtained, we continued works through to registration of the new titles including survey and project coordination (i.e. MGS were a one stop shop for town planning, surveying and project coordination). While a challenging project, through our expertise and experience, we were able to achieve our client’s goal and complete the subdivision of the site successfully.
